Sand Rock Farm Bed & Breakfast Policies
Check-in is at 3:00pm and check-out is by 11:00am. Late check-outs will be charged at $15/hour. Please contact us if you have special circumstances requiring an early check-in or late check-out and we will do our best to accommodate you.
Room rates are for one or two guests and $35/guest per night for the rooms that can accommodate more than two guests.
Single night stays are charged at a 20% higher rate for Friday or Saturday reservations May-October. Single night stays are not available during holiday periods.
Children 3 and older are charged as additional guests.
Pets: A maximum of two well-behaved dogs are allowed in the Sun Porch Suite and the Hidden Garden Suite. Advance reservations for pets is required and there are additional fees to bring your pets. Guests will be asked to sign our pet agreement. For other pet accommodations nearby, please contact Bed and Biscuits.
Smoking is prohibited.
Incense, candles or other open flame are not allowed.
A full breakfast is served any time between 7:30am-9:30am. We are happy to accommodate dietary restrictions, please notify us at time of booking or at check-in.
A guest refrigerator and microwave are available in the laundry room and wine glasses are available in the hallway pantry for guests' use.
Sand Rock Farm Bed and Breakfast reserves the right to charge guest for any damage or loss to furnishings or property, or for excess cleaning (e.g., vomit, coffee, wine stains, etc..). Sand Rock Farm will notify you immediately after check-out when such instances are encountered.
Reservations are paid in full in advance. Cancellations outside of 72 hours prior to arrival will be fully refunded less a $25 cancellation fee. Within 72 hours of arrival, the cancellation fee will be 50% of the reservation total.
11% transient occupancy tax and $2.25/night tourism management district tax will be added to your reservation total.
