TWO-NIGHT FARMHOUSE BUYOUT, optional
The five suites at Sand Rock Farm accommodate a maximum of eighteen guests in nine beds. Each room has its own bathroom and in-room Jacuzzi tub, electric fireplace and television and rooms are stocked with towels, hand soap, lotion, shampoo/body wash/conditioner. A coffee, tea and water station is available 24/7 in the dining room. The formal dining room tables seats ten-twelve and an optional side table can seat another six. The living room has a wood burning fireplace, two seating areas, an antique upright grand piano and French doors which open out onto a large wood deck. A patio table for twelve with additional perimeter seating at built in benches, cafe lights and a propane fire pit make the deck a cozy spot to hangout with friends and family. The sunny, formal entry porch is the best place for hair and make up services and photographers love this naturally lit space. Wedding lodging includes early check-in and late check-out, two nights of lodging, delicious and hearty farmhouse breakfasts and a complimentary wedding day lunch for lodging guests with the option to add more breakfast or lunch guests (fees apply). Lodging fees are $4,500 inclusive of tax.
REHEARSAL DINNER VENUE, optional
The Farm House is a wonderful location to host a rehearsal dinner for up to 40 guests from 5:00pm-9:00pm the night before the wedding. The fee is $2,500 and includes tables, chairs, and a portable wood bar, a portable bluetooth speaker, corn hole, and cafe lighting. Couples choose from a list of preferred caterers or use our catering concierge option for delivery or food truck catering. Larger rehearsal dinners are available when clients book shuttles. How do we book a tour of Sand Rock Farm? Please contact us to make an appointment to tour.
How do we reserve an event date? A 30% non-refundable deposit secures your event date and this is due within seven days of the contract date. A second 30% deposit is due 90 days before your wedding. and the balance in full is due 30 days prior to your wedding. The balance including $1,000 refundable damage/loss deposit and event insurance are due 30 days prior to the event. Prices include a 3% discount for cash or check payments. 3% will be added to payments made with a credit card. The refundable deposit will be refunded within 14 days following the event less any fees to repair or replace property and/or equipment damaged or lost by client or clients’ guests.
What is the rain plan? Sand Rock Farm has hosted beautiful outdoor weddings every month of the year, most without tenting and with comfortable weather conditions, however, tenting is an option and there are some covered outdoor and cozy indoor areas that can be used as well. Tenting is at the client’s expense.
Who can I hire for other wedding services? You may choose your vendors from a list of preferred vendors. The onsite florist provides all planning, coordination and floral services for large weddings (41+) and we highly recommend getting a floral bid from them for small weddings. All vendors must be licensed, insured professionals and must provide Sand Rock Farm with a COI at least 30 days prior to working on property.
Can we have live music and/or a deejay? Yes, live music and/or deejay services are an option, however, you must book sound and music through our preferred vendors or get pre-approval for another vendor.
Can we bring our own alcohol? Yes, you can bring your own alcohol. Shots are discouraged, but there is no limitation on what types of alcohol you can bring.
Can we book lodging for just one night or for more than two nights and is it required to book all rooms? Due to wedding logistics, the Farm House is only offered for two or more nights and includes all five rooms. Most couples set a price for their lodging guests to help off-set the lodging costs, however, they are responsible for collecting that amount. The lodging fee is added to the venue agreement when clients add lodging. Additional lodging night buyouts are available for $1,775/night or individual rooms are available at current rates, however, at least two rooms must be booked for breakfast to be included and rooms must be occupied by the same guests for the duration of the stay.
What about lodging for guests who won’t be staying at Sand Rock Farm? The Seacliff Inn is the best option considering location, value and amenities, however, the Seascape Resort, The Rio Sands, VRBOs and Airbnbs are other good options. The Seacliff Inn is the preferred location when shuttles are required because all guests can park there, whether or not they are staying there. It is also a great option for an after party.
Is smoking allowed? Smoking/vaping are allowed outdoors in the designated smoking area. Cannabis bars are welcome in the smoking area or in another pre-approved area.
Are pets allowed? Two well-behaved dogs are allowed with prior permission. Dogs may not be left unattended at any time unless they are kept in a dog crate or pen. Dogs are welcome to attend events with prior approval. We ask pet owners to review the pet agreement prior to bringing dogs on property.
Is event insurance required? A certificate of general liability insurance specifying “host liquor liability” and naming Sand Rock Farm LLC as additionally insured is required. We highly recommend event cancellation insurance as well must be in the amount of $5 million aggregate and $2 million per occurrence. Quotes are available online at The Event Helper, estimated at $150, but dependent upon event details. All vendors are required to provide a COI at least 30 days prior to the event.
Are any other payments or fees required? A $1,000 refundable loss/damage/cleaning deposit is required and will be refunded within two weeks if not needed to repair, replace or clean SRF property lost, damaged or dirtied as a result of clients’ or guests’ actions. There are no other fees added and clients are able to review contracts before booking a date.
What is the overall process involved in getting married at Sand Rock Farm?
Most couples review the information and pricing, make an appointment to tour, choose an available date, review the contract/invoice, make a deposit and begin planning with their professional planner. Sand Rock Farm will put a 24 hour courtesy hold on a date and give clients first right of refusal, but a date is not secured without a deposit.

RETREATS FOR 40 OR FEWER GUESTS
Sand Rock Farm is a wonderful place to gather with a small group for all kinds retreats, whether it is a yoga, mountain bike or book club retreat, or work, school or family retreat, we help you build a custom itinerary with events, food and beverage and all that you need for a successful gathering. Retreats are quoted upon request and prices depend upon date, length of stay, number of guests, and if venue spaces are required in addition to the spaces available at the farmhouse. LODGING BUYOUT (for weddings off-site, rehearsal dinners, family reunions or social gatherings)
Sand Rock Farm is available for a buyout of the farm house that includes early check-in at 12:30pm and late check-out at 12:30pm, breakfast both mornings and a complimentary lunch for lodging guests, the ability to bring your hair/make-up vendors and photographer/videographer for pre-ceremony photos and video. A two-night buyout is $4,500 ($3,750 for dates between November and April). Taxes are included in that rate. Clients may add catered dinners at the B & B for up to 40 guests (additional fees apply.)
PHOTO SHOOTS & MOVIE SHOOTS

SOCIAL EVENTS
Celebrating a birthday, baby shower, wedding shower, or retirement party? Choose one of the venue locations at Sand Rock Farm for a five-hour event for a maximum of 40 guests. (Larger events are possible with shuttles and additional venue fees.) $3,500 for off-season weekends and weekdays (excluding Fridays) year-round. $5,500 for weekend dates between May and October. Events include tables, chairs, portable bars, fire pit, seven patio heaters, and venue management. Bring your own caterer or choose from our catering concierge menu.
CONSULTATION, PLANNING AND COORDINATION
Looking for professional event planning consultation for an event at another location? Or, do you need venue ownership advice? Jennifer and Derek Hagglof have 28 years of hospitality, event planning and business ownership experience encompassing international corporate and private events at hotels and private venues as well as 19 years of catering business ownership and 11 years of venue ownership experience. Planning and coordination rates are 15% of the total budget for weddings with starting budgets of $50k. Hourly consultation is $250/hour with a three-hour minimum, not including travel fees.
